How we run a project →Henderson's luxury communities concentrate the hardest conditions in residential painting. The modern desert-contemporary homes on Ascaya's hillside lots run to floor-to-ceiling glass and long uninterrupted wall planes — surfaces where anything short of a true level-5 finish telegraphs every flaw the moment afternoon light rakes across them. Lake Las Vegas's SouthShore leans Mediterranean, with ochre-era palettes, ornamental ironwork, and stucco detail that punishes sloppy cutting.
Then there's the sun. You receive a written scope by area and finish — walls, ceilings, millwork, doors, exterior elevations — with one clear price. No allowances that balloon later.
Floors, furnishings, art, and fixtures are protected before any sanding starts. Prep is the majority of the labor on estate work, and we treat it that way. Sprayed finishes are sprayed; color changes get two full coats.
We walk every surface with you in daylight against the agreed scope — the same discipline a builder's punch list imposes, applied for your benefit. Nothing is finished until you say it is.
